15,000 sqft office renovation converting obsolete support spaces into new offices for a relocating WR Grace engineering division. Work included new mechanical systems, electrical, and finishes. The existing dry type sprinkler system is being replaced with a new wet type sprinkler system. Significant roof demolition will be undertaken including removal of oversized roof monitors and then installing a new roof system meeting FM Global installation standards.
Ryan Construction was contracted to renovate the existing 11,000 sqft warehouse. The project consisted of complete interior demolition, construction of a 4,000 sqft mezzanine, and the construction of new functional spaces. These included a Waiting/Showroom, Cashiers, and a Consult Lounge – all with custom millwork. The buildout also included new Delivery Garage, Offices, Staff Support Areas. Sitework incorporated new site lighting, signage, drainage & paving.
Faith Baptist Church – Faith Baptist Church engaged Ryan Construction to provide construction management services for their building addition and renovation. Ryan worked with Vision 3 Architects and Faith Baptist through the design phase to provide budgeting with construction now in full swing. This project consists of an addition to the building which will include: multi-purpose room/gym (with basketball and volleyball equipment), as well as a kitchen and entry lobby. The project will also consist of ADA, utility and life safety systems upgrades to the existing building.
New Clubhouse & Cart Storage Facility The new construction of the 12,600 sq ft Brookmeadow Country Club clubhouse is a fitting tribute to Frank Simoni who originally built the club in 1967. The project was comprised of two new buildings and all related sites and civil work. The clubhouse is a two-story building, wood edifice, with stately columns that provide a classic setting on the course’s signature hole. In addition, the 9,000 sqft two-story cart storage building was seamlessly integrated into the overall design.
Ryan Construction Inc. was selected to manage the construction of this new urban commercial office building in the heart of Davis Square, Somerville. In part, for our experience, managing complex construction in limited access locations. As you can see from the completed project photo above, the building is situated on three busy streets – Dover St., Elm St., and Day St – with zero setbacks, and the rear of the building directly on the lot line.
The work involved the demolition of a one and a half steel-framed building while salvaging the basement walls that were internally braced in advance of demolition. While excavating for the new interior footings, tainted soil was found. The building has a structural steel frame with a concrete slab on metal deck floors. It has a brick exterior, a three-story curtainwall system fronting Elm St., fixed windows, and a four-stop elevator.
The site improvements included protecting and preserving two large trees on Elm St and replacing the sidewalks on three sides of the building.
