15,000 sqft office renovation converting obsolete support spaces into new offices for a relocating WR Grace engineering division. Work included new mechanical systems, electrical, and finishes. The existing dry type sprinkler system is being replaced with a new wet type sprinkler system. Significant roof demolition will be undertaken including removal of oversized roof monitors and then installing a new roof system meeting FM Global installation standards.
A 36,526 sqft expansion addition to an occupied existing 60,400 sqft building. The current tenant will expand into the new expansion area. The building expansion will be a steel structure, EDPM membrane roofing with new masonry walls and metal building panels to match. The interior will be a shell consisting of a concrete slab and strip lighting with loading dock doors and access into the existing building by a new fire overhead door. Crews worked through the winter on the site and foundations.
Ryan Construction has been awarded Greentown Labs – Greentown Labs is recognized as an industry-leading start-up incubator for clean technology companies. Greentown currently offers 50 member companies shared office co-working space, plug prototyping lab space.
The project consists of a 55,700 sqft renovation of industrial space with all new mechanical systems and architectural finishes. The renovation of this building will provide three primary space types in this building. The first includes reception, an event space gallery, and a shared kitchen/cafe area. The second use is office space comprised of open offices, meeting and conference rooms, and phone/video chat rooms. The third use is the prototyping space that is located on the first floor. Prototype space is made up of dry and wet lab space. In addition to these interior program uses, the building will have an exterior roof deck with testing space and solar panel space.
VW Gallery on the Route One Automile chose Ryan Construction to construct their new Volkswagen dealership design called a “marketplace” concept, part of a worldwide facility upgrade. It consists of an airy, fresh and exclusive retail environment based on the European market square, which in this case is a showroom. The 10,000 sqft entrance level encases the showroom, sales offices, and a parts department. On the lower level of the VW Gallery is a 10,000 sqft service department. The focal point of the showroom is a 14-foot mural depicting lifestyle scenes featuring a VW vehicle. These scenes will change periodically. Bright yellow walls, wood, and stainless steel fixtures aim to give the dealership a stylish yet approachable feel.
Ryan Construction Inc. was selected to manage the construction of this new urban commercial office building in the heart of Davis Square, Somerville. In part, for our experience, managing complex construction in limited access locations. As you can see from the completed project photo above, the building is situated on three busy streets – Dover St., Elm St., and Day St – with zero setbacks, and the rear of the building directly on the lot line.
The work involved the demolition of a one and a half steel-framed building while salvaging the basement walls that were internally braced in advance of demolition. While excavating for the new interior footings, tainted soil was found. The building has a structural steel frame with a concrete slab on metal deck floors. It has a brick exterior, a three-story curtainwall system fronting Elm St., fixed windows, and a four-stop elevator.
The site improvements included protecting and preserving two large trees on Elm St and replacing the sidewalks on three sides of the building.
